About this work
Sectional doors are stacked panels. A car kiss, a wind-blown chair, or a decade of standing water at the bottom seal can ruin a single section while the others remain straight. Matching the height, the hinge pattern, and the skin is the work.
Bottom sections live the hardest life here
Grade-level garages on the islands and low South Dade slabs hold water against the bottom section. The steel skin blisters from the inside. A new bottom section with a new astragal is often the whole repair. If the section above is also soft, the conversation shifts toward a full leaf.
Insulation and window layout have to match
A replacement section that is a different thickness will not ride the track. A window pattern that does not line up is a cosmetic miss and sometimes a hardware miss, because the strut locations move. If you know the manufacturer stamp on the edge of the panel, include it. If you do not, a photo of the edge stamp helps, the whole door from inside.
Wind-rated sections are not ordinary skins
A rated leaf uses different stiles and often a different strut schedule. An ordinary replacement panel in that stack can void the idea of the rating even before anyone talks about paperwork. If the door was sold as wind-rated, say so before a section is ordered.
Symptoms that belong on a Section repair note
A creased panel, a split around a bottom fixture, or rust that is only in the lowest section is the section symptom. The rest of the leaf can still be sound.
What gets checked on a Section repair visit
We check whether the damage is one section, a hinge style that no longer matches, or a clue that the whole leaf is done. Color match and section height are confirmed at the house.
Parts, brands, and this coast
The section, its hinges, and the bottom fixture or seal that belongs to it are the parts. A full leaf is a different trade. Amarr, Clopay, and Wayne Dalton sections are ordered to the height and the face that are on the opening, not from a photo of a neighbor. Canal splash in the Keys eats the bottom section while the top stays clean. Irrigation and storm water do a similar thing on Florida City and Homestead slabs. Say where the rust actually is.
How Section repair is planned on this map
Bottom-section rust on Summerland and Duck Key usually starts at the canal side of the seal. A creased section in South Miami is more often a hit. Section height and hinge style are confirmed on site for Amarr, Clopay, or Wayne Dalton faces. Select the town so we know whether to expect splash or an impact, and whether one section is the whole story. Section height measured at the house is what gets ordered, not a guess from the curb.
Common questions
The dent is only cosmetic. Should it be left?
A shallow dent in a steel skin can stay. A crease at a hinge, a split at a stile, or rust you can push a finger through should not.
Can wood sections on an Old Town door be patched?
Sometimes the joint can be repaired, and sometimes the panel has to be built to the opening. Wood on Key West doors also contends with sun and salt, so the finish is part of the plan, not an afterthought.
Which towns use this trade?
The town buttons on this page cover the Keys and the South Dade approach. Pick the town so the note is not only a symptom.
What should wait until someone is at the opening?
We check whether the damage is one section, a hinge style that no longer matches, or a clue that the whole leaf is done.
