About this work
Steel hinges, roller stems, and torsion hardware pick up a chloride film that turns to scale. The film is worse on the islands, real enough in Cutler Bay and Palmetto Bay, and milder in a closed West Kendall garage. Rinsing with a hose is not a repair, and it can drive water into an opener board.
What actually gets replaced
Rollers that no longer roll. Hinges whose leaves have thinned at the knuckle. Cables with broken strands. End bearings that scream. Bottom fixtures with a soft crimp. Parts that still move and still hold their section are cleaned and left. A full hardware swap on a healthy door is a sales script, not a diagnosis.
Metals that fight each other
Stainless fasteners into an ordinary steel hinge, or a plated roller stem in a salt-wet sleeve, can pit faster than a matched set. The replacement hardware is chosen as a set for the exposure, not as a pile of whatever was bright on the shelf.
The opener is in the same air
A logic board in an unconditioned Keys garage lives in the same chloride. White dust on the terminals is a reason to look at the board during a hardware stop, not a reason to ignore it because the door still moves today.
Common questions
Will stainless hardware make the door maintenance-free?
No. It slows the film. Sand, door cycles, and a wet bottom seal still age the moving parts. A seasonal look is still worth doing.
Is this the same visit as a spring replacement?
Only if the spring is the part that failed. Salt hardware can be a hinge-and-roller visit with the shaft left alone, when the shaft is sound.
