About this work
Replacement is the right conversation when several sections are soft, the track is twisted, or the door no longer matches how the house is used. It is the wrong conversation when one roller is flat. We starts with the symptom so the larger project is chosen, not assumed.
Measure the opening, not the old door's wish
Width, height, headroom, and sideroom decide what will actually fit. A stilt house with the opening tucked between piers can have less sideroom than a Pinecrest garage with a standard jamb. Low headroom changes the track and the spring layout. Those numbers are taken on site.
Construction choices that matter in this corridor
Steel skins with a foam core are the common request. Aluminum and glass belongs where the owner wants light and accepts different hardware. Wood belongs where the house is already wood and someone will maintain the finish. Overlay and color are chosen after the opening is known, not from a brochure photo of a different climate.
The old operator may or may not come along
A sound opener can drive a new balanced door. An opener that was turned up to drag a dead spring should not be handed a new leaf without a look at the gear and the limits. Springs, cables, and track are new with the door. Rollers and hinges are new. The operator is a separate decision.
Common questions
Do you remove the old door?
Yes. The old leaf, the old track, and the old spring hardware come off as part of the replacement. What happens to the scrap is stated before the day, not left as a surprise in the driveway.
Can the new door be wind-rated?
It can be specified that way when the opening, the track, and the hardware are chosen together. A rating printed on a different door is not a rating for this opening. See the wind-rated page before you assume a label transfers.
