About this area
Cutler Bay incorporated as its own town. Old Cutler Road carries older canopy and larger lots toward the bay. Other parts of town are newer tracts with two-car slab garages and HOA paint rules that affect color, not springs. Black Point is a landmark drivers use for the east side. It is not a service yard.

Bay-side lots are not island lots
Humidity and a breeze off the bay put light scale on hinges. The houses are still slab garages with joists, not piers over a canal. Don't describe a Cutler Bay door as a stilt-house door unless it actually is one.
