About this work
A large share of Keys houses lift the living floor and leave the cars at grade, between piers, sometimes open to the weather on one side. South Dade houses, from Florida City through Pinecrest, are mostly slab garages with a drywall ceiling and an opener bolted to joists. The door hardware can be identical and the visit is not.
Water lives at the bottom seal
Grade-level Keys openings take wind-driven rain and, on the lowest lots, floodwater against the bottom section. The seal, the bottom fixture, and the first sixteen inches of track are where the rust starts. A slab garage in The Hammocks or West Kendall fails those parts later, usually from sprinklers and a wet car.
Access for the crew
Piers, a seawall, a narrow fill lot, and a neighbor's canal easement change where the ladder and the spring bars can stand. A Pinecrest driveway usually does not. Tell us about stilts, a shared pier, or a door that opens toward a dock.
Openers in open air
An operator mounted under a house instead of inside a drywalled garage needs a head that can live in that humidity, and eyes that will not false-trip on mangrove glare. That is a specification conversation, not a claim that any outdoor-rated box survives a surge.
Symptoms that belong on a Stilt and grade-level openings note
A garage at grade under a stilt house, between piers, sometimes open on one side, is the setting. The symptom may be any other trade. The bay is why it is planned differently.
What gets checked on a Stilt and grade-level openings visit
We check photo eyes for glare and headlights, the bottom seal for standing water, and whether the van can square up between the piers. Flood vents in the ground-floor walls are noted, not altered.
Parts, brands, and this coast
The parts are whatever the symptom requires, plus the knowledge that hardware here stays wetter than hardware in a closed Kendall garage. The same Amarr, Clopay, or Wayne Dalton leaf and the same operator brands appear under houses as in slab towns. This pattern is common from Key West through Key Largo and uncommon in Pinecrest or West Kendall. Say stilts even if you also name the trade, so the stop is not planned as a drywall garage.
How Stilt and grade-level openings is planned on this map
Pier bays are the normal residential garage from Big Coppitt through the upper Keys, and a rare note in Pinecrest. The symptom can still be springs, cables, or eyes. The planning difference is glare, standing water, and whether the van fits between the columns. Say the town and say stilts. Flood vents are mentioned so we do not treat them as damage. Flood vents stay as they are. The note only tells us the cars live under the house.
Common questions
Can a standard residential door be used at grade under stilts?
Sometimes, when the opening is framed like a garage and the exposure is understood. Sometimes the wind, the missing side wall, or the headroom between the piers rules it out. The site measure answers it.
Do flood vents in the garage wall change the door work?
They change how water is supposed to enter and leave. They do not change the spring math. Mention them so nobody blocks one with a track bracket.
Which towns use this trade?
The town buttons on this page cover the Keys and the South Dade approach. Pick the town so the note is not only a symptom.
What should wait until someone is at the opening?
We check photo eyes for glare and headlights, the bottom seal for standing water, and whether the van can square up between the piers.
