About this work
A door that dies halfway is a balance problem, a roller problem, or a control problem wearing the same costume. On a mile-marker house the costume also includes salt. On a Kendall slab it is more often heat, a tired shaft, and a long subdivision driveway.
What we need before anyone drives
Say whether the leaf is up, down, or cocked. Say whether the trolley still runs when you press the wall button. Say whether the trouble started with a bang or with a slow grind that got worse after the last wet week. Those three details decide whether the truck should carry spring hardware, rollers, or an opener logic board. You do not have to name the failed part.
Island stops and mainland stops are planned differently
From Big Pine south, a forgotten cone means another crossing of the Seven Mile Bridge. We therefore ask for the door's width and whether you can see one spring or two before the visit is slotted. In Homestead, Cutler Bay, or Pinecrest the same symptom can be handled with a shorter resupply, but the diagnosis is still made at the opening, not from a photograph alone.
What stays in service
A single flat spot in a roller does not retire the whole leaf. A split section, a bent vertical track, or a shaft that has walked out of its end bearing can. The visit should end with a short list: what was adjusted, what was replaced, and what was left because it still had life in it.
Common questions
The opener hums and the door does not lift. Is the motor finished?
Often the motor is fine and the counterbalance is not. A hum with no travel is a reason to stop pressing the button, not a reason to buy a larger operator.
Can I pull the release and lift the door by hand?
Only if the door feels about as heavy as it did when it was healthy, and only if it stays where you leave it. If it shoots up or drops, leave the release alone and keep people out from under the opening.
Does a stalled door on a stilt house need a different visit?
The mechanism is the same idea, but the opening is at grade under the living floor, often wetter and harder for a van to square up to. Mention stilts when you write to us.
