About this work

A ceiling operator pushes a door that should already be close to balanced. When the logic board, the limits, or the motor misbehave, the first test is still the leaf: disconnect, feel the weight, reconnect. Salt film on a board in a Key West garage and a heat-soaked board in a West Kendall attic fail differently.

Symptoms worth writing down

The light clicks and nothing travels. The door closes and hops back open. The wall button works and the remote does not, or the reverse. The chain or belt slaps. Each of those points at a different part of the operator. Write the one you have, and write the brand if it is printed on the head.

Limits and force are not a cure for a heavy door

Turning the force dial up so a tired spring still moves is how gears strip and how a door fails to reverse when it should. If the leaf is heavy in the middle of travel, the balance is the job. The opener settings are touched after that, not instead of it.

Power cuts are ordinary on the islands

After a Keys outage the operator may have lost its travel memory even though the motor is fine. South Dade outages do the same, usually with less salt in the plug. Say whether the trouble began when the lights came back. That single note can keep a good motor from being condemned.

Common questions

Should I replace the whole opener because it is old?

Age alone is not the decision. A stripped gear, a dead board, or a trolley that no longer catches are specific faults. A unit that still drives a balanced door can stay.

The door reverses before it touches the floor. Is that the sensors?

Sometimes. It can also be the down-limit, the force setting, or binding in the track. The photo eyes are checked, and so is the travel, before a board is ordered.
