Weather Seal Repair in Cutler Bay
Cutler Bay wears a seal in two ways that can share one street. Shade drops debris into the bottom astragal, and an open apron in full sun bakes the rubber until it cracks. A bay breeze leaves a film on the edge. Old Cutler places many of the shaded drives, so the cross street matters here. Daylight or a torn seal is seal work before replacing the door. The jamb seals and the top seal are checked with the bottom, and soft metal behind the rubber is a panel repair.
Shade debris and open sun
Name whether the apron sits under trees or in the open. Shade packs debris into the bottom piece, while open-apron sun hardens it until the flap splits. A bay-breeze film can coat rubber that is still whole and make it look finished. Old Cutler is the cue for a lot of the shaded side. The exposure belongs in the note with the edge that failed. Debris left in place is more useful than a piece someone has already pulled out.
Three edges, then the leaf
Look along the bottom astragal, then each jamb seal, then the top seal. Debris in the bottom piece is a different fault from a jamb seal the door has started to chew. Daylight or a tear is a seal job before a new door when the sections are true, and straight sections stay on the Cutler Bay leaf. A full-width gap is not the same report as light only at the shaded corner. Say whether the header shows light as well.
Film, wash, and the limit of rubber
Film from a bay breeze is not a wind rating, and a new seal is not a flood system. The rubber sheds ordinary water and blocks the usual debris from blowing under a sound edge. Sun on an open apron and damp shade both age that edge in Cutler Bay. If the street is under water, the seal cannot hold the garage dry. Say whether the floor is wet after a normal rain or only when the apron itself is flooded.
A door that stops above the apron
A door that stops short leaves daylight that looks like missing rubber and wears the seal. The down limit is part of the Cutler Bay visit. Travel is set so the astragal meets the apron, and the track is checked where shade debris has piled against one jamb. A limit bumped in a storm can imitate a torn seal, so say if the rubber is still in one piece. Soft metal felt behind it moves the job to a panel.
Soft corners, shade or sun
Crumbled metal behind the rubber calls for a panel. Shade holds moisture on a bottom corner, and sun on an open apron cracks the skin in another pattern. Either one can open the metal the seal was clipped into. The new seal goes on the new panel, and sections that are still straight stay. Describe the corner as firm or soft, and name Old Cutler or another cross street so the shaded block is not mixed up with an open apron.

Common questions
Should I pull debris out of the bottom seal?
Leave the debris where it sits. Shade litter and a bay-breeze film are part of what we need to see, and pulling the rubber can tear a piece that was dirty. Say whether the apron is shaded or in open sun, and name the edge that looks wrong.
Sun cracked one side and shade spared the other. One visit?
Open-apron sun and shade debris are both Cutler Bay wear, and the failed edge is what gets replaced. Old Cutler or the cross street tells us which exposure to expect. Sections that are still straight stay on the door either way.
Is the film on the rubber a failing door?
A bay-breeze film coats the edge and can mimic a seal that has failed. The visit separates coating from rubber that is torn or flattened. The film is not a wind rating, and wiping it off is not the repair the opening needs.
