Weather Seal Repair in Kendall

Kendall garages are mostly two-car slabs, and the roofs over them run hot through the afternoon. That heat hardens a bottom seal until it cracks, so a torn edge or a line of daylight is seal work before it is a new door. Some drives are shared, and a door left up while the edge is failing can block the household beside you. The bottom astragal, the jamb seals, and the top seal are separate pieces. A door that stops short of the concrete wears the rubber it never quite seats.

Heat over the two-car slab

Daily cycles and a hot roof are why a Kendall seal hardens, flattens, and splits. The bottom astragal takes the heat at the apron. The jamb seals fail when the door rubs them on the way down, and the top seal is replaced when light shows along the header. Name the edge that shows the gap on this two-car door. Roof heat explains brittle rubber. It does not finish a leaf whose sections are still straight, and those straight sections stay.

Shared drives beside the bay

Some Kendall bays share a drive with the house beside them. Say so in the note, because a van with the work laid out can block a neighbor who still has to leave. The repair is still that failed edge. A chewed jamb seal is often the door riding out of line, and the track is corrected so the new piece is not shredded. The shared drive changes the staging and leaves the diagnosis on the rubber and the travel.

Stopping above the concrete

If the operator halts the leaf before the astragal meets the slab, the seal never compresses and then wears thin. The down limit is adjusted on the Kendall visit so the door can finish its travel. One corner high and the other seated usually means the track or the floor, rather than a thicker strip of rubber. Say whether the daylight is even across the two-car opening or only at one side. New rubber with light under it is a limit clue.

Rain at a hot threshold

The rubber sheds ordinary water that rain and a wet tire bring to the threshold. It is not built as a flood system, and it does not confer a wind rating on the opening. A Kendall slab that takes blown rain at the bottom is the case this repair fits. Water standing across the apron because the street has flooded will pass the seal. Say which of those you are seeing so the visit stays on the edge in writing.

Soft skin under a hot roof

When the metal behind the rubber has gone soft, the work is a panel, and the seal is installed on the new section. Heat plus a wet threshold can open a bottom skin on a two-car slab. Sections above that soft bottom stay when they are still straight. Describe whether the corner is firm or crumbling, without pushing through it. A photo from inside the closed door, taken at the slab, shows rubber alone or rubber on a new panel.

Common questions

Why did the bottom seal harden?

Heat under a Kendall roof, together with daily cycles, bakes the rubber until it cracks. A shared drive does not cause the crack, though it changes how the stop is staged. The hardened edge is a seal repair while the sections themselves remain straight.

The seal looks whole but daylight shows. What failed?

An even gap under rubber that is still whole is often the down limit, and that setting is corrected on the visit. One high corner points to the track as well. The seal is replaced when it is torn, flat, or no longer able to meet the slab.

Will the new edge stop a heavy rain?

It sheds ordinary rain at the threshold of a Kendall slab. Water that stands across a flooded apron is beyond what the rubber can hold. The new edge also does not add a wind rating to the door in Kendall.
