Weather Seal Repair in Pinecrest
Pinecrest garages often sit deep on the lot, set back under pines, so the door runs a long track to a shaded slab. Needles and fine debris collect where the bottom astragal meets the floor. Daylight along that floor, or a seal torn by the debris, is a seal repair before a new door. The setback also decides where a van can stand without sitting in a planted bed. Say that in the note. The jamb seals and the top seal are part of the same look at the opening.
Deep bays and what they collect
A long track under pines drops needles into the bottom astragal and hides a flattened seal until daylight shows on the slab. The setback is a staging fact, not a different kind of door. Name a place the truck can wait. Daylight or a torn edge remains seal work before a new door, and straight sections stay. Debris in the rubber is worth describing. It is not, by itself, a reason to condemn the leaf on a deep Pinecrest bay.
Bottom, jambs, and the header
The bottom astragal takes the needles. The jamb seals take a door that has drifted on a long track. The top seal is the least common failure and is still replaced when light shows along the header. A full-width gap on a deep opening is often an even miss at the floor, while a corner gap may be the slab. A chewed side seal is corrected with the track so the new piece lasts. Straight sections stay on the Pinecrest door.
Travel that ends too early
A door that stops short of the floor of a deep bay never compresses the seal, and the rubber wears where it flaps. The down limit is part of the Pinecrest visit and is set for the slab you have. Long tracks can leave one side high. Say whether the daylight is even or only at one jamb. If the seal looks recent and the gap remains, travel is the more likely fault, and the rubber may not be the whole repair.
Soft metal in the shade
Soft metal behind the rubber is a panel repair, even in shade where the failure is slow damp rather than harsh sun. The seal is installed on the new panel, and sections that remain straight stay. A hole at the bottom corner is enough to report, and it should be left unpushed. Water that reaches a set-back door can sit in that corner in Pinecrest. Mention a corner that stays wet after the pines have dripped or after irrigation has run.
What the shaded edge can shed
A seal on this slab sheds ordinary water. Drip off the pines and a blown rain are that kind of water. The seal is not a flood system, and it is not a wind rating for a house set back under trees. A line of light and a damp floor after rain is the edge at work. If the whole apron floods, say so, and the visit will not be framed as rubber alone. The setback and the cross street belong with the edge.

Common questions
Does a deep setback under pines change the seal job?
The setback changes where the van stands. It does not turn the repair into a new door. Daylight or a torn seal is still the edge, and the down limit is checked so the door can reach that deep floor.
Needles are packed in the bottom rubber. Replace the door?
Needles in the astragal are a seal and debris problem on a shaded Pinecrest slab. Straight sections stay on the slab. Soft metal behind the rubber would make the stop a panel, and that is a separate fact from debris sitting in the flap.
The apron floods in a storm. Will a seal fix it?
The seal sheds ordinary water, including drip and a normal rain. A flooded apron is not what the rubber stops, and the seal is not a wind rating. Say flood when that is the event, and name the edge when the complaint is daylight.
