Weather Seal Repair in Key Largo

Seals live differently in an open bay than they do in a closed garage. An open bay takes basin salt and sun on the bottom astragal, while a closed garage shelters that edge. Rubber in the closed room fails more from age, and from travel that stops early, than from splash. A mile marker and the side of the road place the stop, and they do not name which edge tore. Daylight or a torn seal is seal work before the leaf is replaced, so say which building you have.

Which edge failed

Say open bay or closed garage with the edge, because the buildings do not wear the same piece first. An open bay may need the bottom astragal while the top seal is still doing its job. A closed garage may have one flat jamb seal and a bottom that still meets the floor.

Salt on the bottom

Basin salt works hardest on the bottom astragal, then on the lower ends of the jamb seals. The top seal is replaced when it has split or when light shows along the header. Name what you see: split, missing, or flattened, so the visit starts with the piece that failed.

A door that stops short

A door that stops short wears the seal, in an open bay or in a garage closed behind a wall. The down limit is part of the visit, and on an open bay the seal must meet the slab. Say if the rubber looks whole and the gap remains, because that points to travel rather than a ruined edge.

Soft metal at the corner

Soft metal behind the rubber is a panel job, not a thicker bead on skin that cannot hold a clip. On an open bay that softness often starts at the bottom corner salt can reach, while straight upper sections stay. The seal is fitted to the new panel, and sections that are still true remain on the door.

Splash versus standing water

The rubber sheds ordinary water, including basin salt and a rain splash that only wets the edge. The seal is not a flood system for standing water in an open bay, and not a wind rating. A new astragal will not turn an open lower level into a closed room, because the bay was built open.

Common questions

Is a seal wasted on an open bay?

An open bay can have a failed edge that lets daylight through, and replacing that edge is the repair. The bay stays open, and the seal sheds ordinary water without becoming a flood system or a wind rating. Name it as an open bay so the visit is planned for weather on the hardware.

What else matters once the garage is closed?

Add which of the three edges failed, and whether the door stops short of the floor. In a closed garage, age or the down limit may matter more than basin salt. A flat jamb with a sound bottom is a different job from a full-width tear along the floor.

What is replaced when the open-bay corner is soft?

The soft panel comes off, and the seal is fitted to the new panel so the clip can hold. Straight sections that salt has not opened stay in place, including upper ones that never see splash. A torn astragal on firm metal is only the seal, so say whether the corner yields or still feels solid.
