Weather Seal Repair in Islamorada
Basin air reaches Islamorada openings, and it does not reach all of them the same way. An open lower level sits in that air. A garage on the street side or the highway side may be more enclosed and still lose its seal to age and to rub. Daylight or a torn seal belongs on a seal visit before a new door is ordered. Say which side of the road the opening is on, and say whether the lower level is open. Those facts place the building here. The failed edge places the repair.
Open levels and the highway side
An open lower level exposes every edge to basin air, while a street-side or highway-side garage may only lose the bottom piece to age. Daylight or a tear is still a seal job before a new door in either building. Say the side of the road in the first line of the note. The bottom astragal, the jamb seals, and the top seal are not one strip. Straight sections stay on the leaf while the bad edge is replaced here.
How the three edges fail here
The bottom astragal is where basin air and splash show up. Jamb seals fail when the door rubs them on an open lower level. The top seal joins the visit when light shows along the header. Tell us if the rubber is split, flattened, or gone. A full-width gap and a corner gap are different reports. The highway side and the street side can share a symptom and still need different notes about how wet the opening stays here too.
What an open lower level can shed
On an open lower level the seal sheds ordinary water and slows everyday splash. It is not a flood system, nor does it act as a wind rating. Basin air still enters an opening that was built open. The repair replaces the failed rubber. A line of daylight or a torn flap is this work. Water standing across the lower floor is a different report, and it should be written as standing water rather than as a request for tighter rubber.
Short stops and soft corners
A door that stops short wears the seal, and the down limit is set on the Islamorada visit. Soft metal behind the rubber is a panel repair, common where basin air wets the bottom corner. The new seal is installed on the new panel. Sections that remain straight stay, and on an open level the upper sections may still be sound while the bottom is finished. Say whether the skin is firm, and name the street with the side of the road.
A true leaf keeps its sections
Where the sections are straight, they stay, and the visit is the edge. A torn seal on a true Islamorada leaf is not a reason to order a new door. The bottom astragal, a chewed jamb seal, or a failed top seal can each be handled while the leaf remains. Put the side of the road and the street in the note, and say whether the lower level is open. A photo from inside, door closed, showing the gap, is the useful picture.

Common questions
We are on the highway side. Does basin air still matter?
It matters less than on an open lower level, and the seal can still dry out and tear. Say highway side or street side so the exposure is right. The repair is the failed edge, and a straight leaf keeps its sections.
What does a seal do on an open lower level?
It sheds ordinary splash and closes a daylight gap. It does not hold standing water, and it is not a wind rating. An open lower level stays open. Torn rubber or light under the door means the edge is the correct repair.
The door rubs one jamb. Is the seal the whole job?
A chewed jamb seal is replaced, and the rub is corrected so the new piece survives. The down limit is checked on the same visit if the door also stops short. Straight sections stay on this leaf. Name the street as well.
