Grade-Level Garage Doors in Goulds

This page is about where the door sits: on a slab at grade, or under a living floor that is raised. Water at the floor seal, eyes tripped by glare, and an opener living in open air are the usual clues. If your living floor is raised and the opener hangs in open air, say so when you ask for the visit. A track bracket must not cover a flood vent, because that vent has a job of its own.

Water, glare, and an opener in the weather

Water sitting at the floor seal means the door meets the grade, and rain can reach the rubber line. Photo eyes low on a bright driveway can trip from glare even when nothing is in the beam. An opener mounted in open air under a raised floor lives in the weather, unlike one inside a closed garage. Each of those is a real condition of the opening, and each one changes what the visit looks at.

Say if the floor above is raised

Enclosed slab garages are the usual layout, and the door, the springs, and the opener share one room. A raised living floor puts the opener and the track in open air, under the house. Mention that raised floor when you have one, so the parts and the time match the opening. Do not assume a photo of the outside door tells whether the opener is indoors or in the air.

What changes on the visit

A grade-level slab door is checked for the seal, the low eyes, and hardware that stays damp. A raised opening is checked for an opener and track that live outside, plus the same travel and balance. Springs are still matched to the door weight, whether the opener is in a room or under the floor. The visit does not turn a slab garage into a raised one, or the other way around.

Flood vents and track brackets

Some openings have a flood vent low on the wall, and that opening has to stay clear. A track bracket, a strut anchor, or a new piece of track must not cover that vent. The vent is part of the wall, and the door hardware has to find another fastening. If you know a vent is there, say so, because it changes where the vertical track can land.

Slab houses and a door at grade

Older modest slab houses here usually keep the door at grade, inside a garage under a roof that holds heat. Humidity at that slab wets the floor seal and films low eyes, especially on a door painted more than once. Some driveways sit close to US-1, so glare and grit reach the eyes and the seal on a grade-level door. Age and humidity are why grade-level work here starts with the seal, the eyes, and damp hardware.

Common questions

Are most garage doors here on a slab?

Most houses here are enclosed slabs, with the door at grade inside a garage. A raised living floor, with the opener in open air, is less common and should be mentioned. The visit changes with that detail, because the opener and the track are either indoors or outside.

Why do the photo eyes trip on a sunny afternoon?

Low eyes on a bright driveway can lose the beam to glare even when the path is empty. A wipe and a small aim change are the first checks before the eyes are replaced. Sun at grade level is a common reason a door reverses only in the afternoon.

Can a track bracket cover a flood vent?

A track bracket, an anchor, or a piece of track must not cover a flood vent. The vent has to stay open, and the hardware has to fasten somewhere else. Tell us if a vent is low on the wall so the track is planned around it.
