Grade-Level Garage Doors in Key West
This page is about where the door sits, and how that position changes the repair. Water at the bottom seal, photo eyes tripped by glare, and an opener in open air are the usual calls. Many houses here park cars at grade under the living floor, so the door is not in a closed room. Say so if the living floor is raised above the cars, because the hardware then lives outside. An enclosed garage still gets rain at the seal, and the eyes see shade more than sunset glare.
Water glare and an opener outside
A gap at the seal lets rain wet the floor, and the rubber is the first thing to inspect. Eyes set in an open bay can read headlight glare or low sun as something in the path. An opener mounted under the living floor takes weather that a unit inside a room never sees. Those three complaints can share one opening, and each one still has its own separate fix.
Checks that do not block a vent
You can note whether the wet spot is only after rain or is present on ordinary days. Wipe the eyes and see whether the close fails only when the sun is directly on them. Never block a flood vent with a track bracket, a storage bin, or a new piece of trim. Never touch the springs or the cables while you are looking at standing water or at the eyes.
Seal eyes and the opener on the visit
The seal is repaired if the rubber is torn, and the down limit is checked if the door hovers. Eyes are aimed out of the glare, and the wire is traced before a new pair is fitted. The opener is judged after the door is weighed, because weather and a heavy door feel alike. Tell us on the form if cars park beneath the living floor, so the right parts come along.
Enclosed rooms and open parking
An enclosed room meets the driveway at the same level, and driving rain can still reach the seal. Those eyes see shade and dust more often than headlights crossing an exposed bay. Open parking under the living floor puts the motor, the eyes, and the seal out in the weather. Use plain and clear words for that layout when you call, so this visit matches the actual building you have.
Cottages lanes and a door at grade
Cottages on narrow lanes often park at grade, with the living floor sitting over the cars. Salt air reaches steel hardware on an open bay faster than it reaches hardware in a closed room. Raised houses that keep cars at grade are common here, and the opener hangs in that open air. Low headroom under a beam crowds the rail, and storms or power cuts hit an opener that was never indoors.

Common questions
Why does glare make a garage door reverse only at certain hours?
Eyes in an open bay can read low sun or a headlight as a blockage. The close then stops or returns until the light moves off the lens. Wiping and re-aiming come before new eyes, and tape is not left on them.
Does an opener mounted under the living floor need any different care?
It lives in the weather, so the housing, the eyes, and the seal see rain and sun. The door is still weighed before the motor is blamed for a hard close. Mention that open layout when you call so the visit plans for it.
Can a track bracket ever be set across a low flood vent?
A flood vent has to stay clear, and a bracket or a bin should not cover it. Track can be mounted beside the vent without closing the opening the vent needs. The seal and the eyes are handled without blocking that path for water.
