About this work
Raising the living floor is how a lot of Keys houses deal with water. The cars stay down, often with a sectional door filling one bay and the other sides open to air, crabs, and blown rain. The hardware is ordinary residential hardware asked to live outdoors. South Dade's slab garages, from Naranja up through Pinecrest, are a different room: drywall, a joist-mounted operator, a driveway that is usually straight.
The bottom sixteen inches
That is where rain sits and where a flood, if one comes, will touch first. The bottom section, the astragal, and the bottom fixtures age faster than the top section, which may still look new. Replacing only the top because it is what you see from the street misses the rot.
Headroom is whatever the girders allow
Between piers, the beam that carries the house may sit close to the top of the opening. Low headroom changes the track and the spring layout. It is a measurement, taken on site, not a catalog checkbox you should guess from the street.
Eyes and glare
Photo eyes aimed across an open grade-level bay pick up mangrove glare and headlights on US-1. A door that reverses at sunset may be an aiming problem, not a dying motor. Mention that the bay is open on the sides when you write to us.
Common questions
Can flood vents be covered by the new track?
They should not be. Vents are there so water can move. A bracket screwed across one is a mistake. Point them out during the measure.
Is an open bay a reason to skip a door entirely?
Some owners leave the bay open. If you want a leaf, the frame has to be able to hold track. The measure says whether it can.
