This page is about where the door sits: on an ordinary enclosed floor, or under a living level that leaves the bay open to the weather. Most houses here park on a newer two-car slab with the cars inside drywall. A raised floor, with the opener living in open air, is the exception you should mention when you have one. The track must not cover a flood vent.

Symptoms that follow the floor you have

Water sitting on the bottom seal after rain means the apron holds runoff against the rubber. Photo eyes on a bay with an open side see glare and headlights that an enclosed room would block. An opener mounted under a raised house lives in the humidity and the sun instead of inside a ceiling. Say which of those you see, because the parts and the adjustments differ.

What to mention, and what not to block

Tell us if the cars sit under the living floor rather than inside an enclosed room. If a ground-floor wall has a flood vent, do not cover that vent with a track bracket. The bracket has to leave the vent fully clear so water can pass. Springs and cables stay untouched while you look at the seal and the eyes.

What the visit adjusts

The visit looks at the bottom seal where water collects, the eyes where glare trips them, and the opener if it lives outside the room. A seal can be replaced and the down limit set so the door actually lands. Eyes can be aimed or shielded when sun and headlights are the cause of the reverse. A raised floor is handled as the layout you described, and an enclosed bay is handled as the ordinary case.

Enclosed rooms versus a raised floor

An enclosed slab keeps the opener in shade and keeps most sun off the eyes. A raised floor puts the motor between the supports, where rain and humidity reach the housing. Eyes on that open side need a clear story so glare is not mistaken for a failed sensor. The bottom fixture and the low rollers show moisture first on either layout. Track location is planned around any flood vent so the rail does not become a dam.

West-facing roofs and doors that run all day

The usual bay is a newer two-car tract garage on a concrete slab, under a west-facing roof. Afternoon heat sits on the door and the seal even when the cars are indoors. High daily cycles drag that seal and give the eyes more chances to false-trip in the glare. An occasional gate does not change the floor the door sits on.

Common questions

Should I mention a raised floor when I book?

Yes, if the living rooms sit above the parking and the opener is in open air. The ordinary house here is an enclosed garage, so a raised floor should be named in plain words. Eyes and the motor live differently once a side of the bay is uncovered.

Why must the track stay off a flood vent?

A flood vent lets water through a ground-floor wall, and a track bracket must not block that opening. The rail is placed so the vent stays fully clear. Say which wall holds the vent if the floor is raised above the cars.

Why do the photo eyes reverse on a sunny apron?

Glare and headlights hit sensors that are not shaded by a normal enclosed wall. Wipe the lenses and note whether a side of the bay stands open. That separates sun from a sensor that has actually failed.
