Carriage House Garage Doors in Florida City
A carriage-house door here is an overhead sectional with an overlay or a stamped face. It still rolls up on ordinary track over the cars parked inside. Swinging doors that open like a pair of gates are a different trade. The overlay adds weight, and low clearance above the door decides whether that face will fit. A wood-look skin is not solid wood, even when the grain looks deep. A loose decorative strap is a fastener issue and is not automatically a broken spring.
An overlay face that still uses track
The door is a stack of sections with hinges, rollers, and track. A decorative face is applied or stamped on the outside of the steel. That face can be boards, a molded pattern, or a wood-look skin over steel. The weight is higher than a plain panel of the same size, so the springs change. Headroom has to clear the track and the face, or the top section hits the ceiling. People who want the look on a door that swings out need a different contractor.
Swinging doors are a different trade
Hinged doors that swing out of the opening are not this repair and not this order. We measure and install sectional doors that travel overhead in steel track. If that swing was the hope, say so early and the sectional work can be declined. Hardware, springs, and the opener on a sectional do not turn the opening into swinging doors. Low headroom, which is common, is a sectional problem with sectional answers.
Extra weight and low clearance
The overlay and the windows, if any, add weight the springs must match. An opener that lifted the old plain door may labor on the new face. Clearance above the door is measured before the style is promised, because a tall face needs room. Track that is already low may force a different track configuration entirely. Balance at the end lets the door stay put with the trolley released.
Wood look is a skin, not lumber
The wood-look surface is steel or a composite with a printed or stamped grain. It will not swell like a board, and it will not be sanded like furniture. A decorative strap that rattles is tightened or replaced, and the spring is left alone unless the door is heavy. Color is chosen at the opening, and sun fade on the old trim will not match a new skin exactly. The springs still follow the real weight, whatever the brochure picture shows.
Overlays on older single bays
Carriage-style faces on smaller slab garages add weight under roofs that are already hot. Older hardware on this tight grid may not have been sized for an overlay. Heat does not create the look, but it does tire springs that are now too light. Low clearance above the door is common in these older single bays. US-1 traffic is nearby and is not a style choice or a measurement.
