Carriage House Garage Doors in Key Largo
Swinging doors that open out like old barn doors are a different trade. Extra weight from the overlay and low headroom are the two details that decide the hardware. A wood-look skin is not solid wood, even when the grain looks deep. A loose decorative strap is a trim problem and does not, by itself, mean the spring has broken.
Overlay weight and a door that still uses track
The door looks like a row of swinging panels, and the sections still hinge and roll overhead. The overlay or the stamped skin adds weight the springs have to carry. Low headroom shows up often, because the decorative top needs room to clear the opening. People search this style after a cracked overlay, a sagging section, or an opener that strains. The track, the rollers, and the springs are ordinary sectional parts under the decorative face.
What you can look at safely
You can see whether a decorative strap is loose and whether the hinge line behind it is still straight. Do not pry an overlay off, and do not treat a swinging-door hinge as if this door had one. Springs, cables, and set screws stay untouched while you only look at the face. A photo of the whole door and of the loose strap shows which problem you actually have.
Repair the face or resize the hardware
On the visit the weight, the headroom, and the condition of the overlay are measured together. A loose strap or a cracked applied piece can be repaired when the section behind it is straight. Springs are resized when the decorative face has made the door heavier than the old springs can hold. The opener is checked against that weight, and a strained motor is not replaced until the door is balanced.
Wood-look faces low headroom and real weight
The face may be a composite or a steel stamping printed with a grain, and it weathers like that material. Solid wood would swell and finish differently, and that is not what most of these sections are. Hinges still land on the section joints, hidden or partly covered by the overlay. Headroom is the space above the opening, and a tall decorative top can use it up.
Salt air humidity and decorative faces
Salt air and humidity on Key Largo wear overlays and stamped faces faster on an open bay. Storms can lift a loose strap or drive water behind an overlay that has opened at the edge. A power cut stops the opener, and a heavy decorative door is hard to lift if the springs are light. An enclosed garage slows the weathering, and the weight and headroom rules stay the same.

Common questions
Are carriage-house doors the ones that swing out from the sides?
The doors on this page are overhead sectionals with a carriage-style face, and they travel in track. Swinging doors are a different trade, with different hinges and no torsion or extension system overhead. If your door rolls up, the springs, the track, and the opener are the parts we service.
Is the wood grain on the door solid wood?
Most of these faces are a wood-look skin or a stamped steel pattern, and the grain is a finish. The section still has a steel or composite structure with hinges and rollers behind it. Weight comes from that build, and the springs have to match it.
Does a loose decorative strap mean the spring broke?
A loose strap is often trim that has let go of the face, and the spring can still be intact. A bang overhead with a door that turns heavy is the spring, and that is a different visit. The hinge line and the balance tell those two problems apart.
