About this work
Steel on a garage door does not need a wave over the roof to pick up salt. Night air off the Straits, a canal behind a Marathon house, or a bay breeze in Palmetto Bay is enough to leave a pale crust on a hinge knuckle. The crust is information. It is not, by itself, a reason to replace every moving part.
Where the film shows first
Look at the bottom fixtures, the roller stems, and the end bearing plates. Those parts sit in the dampest air and, on a grade-level opening, in the splash from a wet tire. A torsion coil can look dusty while the bearing under it has already seized. The noisy part is often the bearing, not the spring.
What a rinse does and does not do
Fresh water knocks loose crystals off a hinge. It does not restore a stem that has pitted, and it should not be aimed at an opener head. Boards fail from moisture more often than from the white dust you can see. If you wipe, wipe the hardware, leave the operator alone, and do not soak the bottom seal into the panel.
A practical line between clean and replace
If a roller still turns under your finger and the hinge leaves are solid, it can stay. If the stem is grooved, the knuckle is flaking, or a cable strand has popped, that part is finished. Keys Door Co would rather replace the finished part than sell a bag of hardware against a door that is still sound.
Common questions
Does this film mean the springs are unsafe?
Not by itself. A chalky coil that is intact and still balanced can be watched. A gap in the coil, a door that suddenly feels huge, or a bang from the header is a different problem. That is torsion work, not a cleaning.
Are inland Kendall garages exempt?
They see less chloride than a Key Largo carport. They still see humidity, sprinklers, and a hot roof. The film is milder. The habit of checking the bottom fixtures once a year still pays.
