Rolling Steel Door Repair in Palmetto Bay

Request this service+1 (645) 256-1794

Rolling steel repair is a curtain of slats on a barrel, traveling in side guides. It is not a house sectional or a driveway gate, and that distinction matters once. The curtain may stick up, stick down, or stop partway in the channels. Some are moved by a hand chain, and some have a motor on the barrel. We service the barrel, the guides, the slats, and the operator, without filing building paperwork.

Stuck curtain and bent guides

A curtain that will not come down may have a slat jammed or a barrel that will not turn. One that will not stay up can be a barrel spring or an operator that lost its hold. A bent guide pinches the curtain and stops it at the same height. The hand chain may spin without moving anything, or the motor may hum and do nothing. People confuse this with a sectional door, and the hardware is different.

What not to force

Do not keep pulling the chain or holding the button once the curtain has stalled. Keep people out from under a curtain that is stuck partway, because it can drop. Never reach into the barrel, and do not touch springs, cables, or set screws on any sectional door nearby. You can say whether the curtain is up, down, or partway, and whether you use a chain or a motor. Leave a bent guide alone rather than prying it with a bar.

Barrel guides slats and operator

We inspect the barrel, both guides, the slats, and the operator as one assembly. A bent guide is repaired or replaced so the curtain has a straight path. Damaged slats that jam the travel are addressed, and straight slats are left in the curtain. The hand chain or the motor is tested only after the curtain can move in the guides. Limits on a motorized unit are set so the curtain stops at the floor and at the full open point.

Chain drive versus a motor

A hand chain turns the barrel through gears, and a broken chain or stripped gear stops that. A barrel motor has its own brake and limits, separate from a residential opener. Parts match the operator installed, rather than a sectional opener from a house door. Curtain weight and any barrel springs are checked before the motor is blamed. We do not file paperwork for the wall around the curtain.

Enclosed bays and the odd curtain

Palmetto Bay openings are usually enclosed slab garages on deep shaded lots, with a sectional door. A rolling curtain is the exception, often on a shop or storage opening. Humidity can roughen guides and slats in that room the way it roughens other hardware. Canal houses are still garages, not open docks, and a curtain there is still a curtain. Shade does not change the need to free the guides before the motor is blamed.

Common questions

How is a rolling steel door different from a sectional garage door?

A rolling steel door is a curtain of slats on a barrel, running in guides at each side. A sectional door is hinged panels that roll up on a track with rollers. It is also distinct from a driveway gate, even when it closes a wide opening.

What does it mean if the hand chain spins freely?

A chain that spins without moving the curtain often means the drive connection or a gear has failed. Forcing the chain can make that damage worse and can drop a stuck curtain. The barrel, the guides, and the chain drive are checked together.

Can the motor be replaced before the curtain is freed?

The curtain is freed in the guides before the motor is condemned for a stall. A bent guide or a jammed slat will stop a new motor the same way. The operator is replaced when the curtain moves and the motor or the board is actually dead.
