Weather-seal repair closes the gaps that let daylight under the door, along a jamb, or across the top. People notice a torn bottom rubber, a seal the door drags, or a bright line on the floor in the afternoon. The bottom, the jambs, and the header seal are separate pieces, and only the failed edge needs to come off. A seal is not a flood barrier. If the door never quite lands, the down limit is part of the same visit.

Where the daylight is coming from

Daylight under the center of the door usually means the floor seal is torn or missing. A bright line at one jamb points to the side seal rather than the floor piece. Light at the header means the top seal has pulled away or the door is stopping short. Dragging the seal on the way down shreds the edge and tugs the door. A gap after rain is still a seal clue or a limit clue.

What to look at before the visit

Look along the floor with the door closed and note whether the light is centered or off to one side. Feel for a torn flap, a missing chunk, or a fold caught under the door. Do not trim a dragging seal with a knife while the door is still moving. Never touch the springs, the cables, or the set screws if the door also feels heavy or crooked. You can see whether the door stops high and leaves a gap it never had before.

Which edge gets replaced

The visit replaces the bottom, a jamb seal, or the top seal, whichever edge is actually open. A door that never lands may only need the down limit brought to the floor, with the seal left in place. Soft or rusty steel behind the bottom piece means the retainer or the bottom section is part of the job. A seal alone will not straighten a door that is already twisted. The new piece is cut to this opening, and the old flap is pulled free.

Bottom rubber, jambs, and the limit

Bottom rubber sits in a retainer on the lowest section, and a swollen or split retainer will not hold a fresh piece. Jamb seals press against the door face, and they fail in a different place from the floor piece. The top seal covers the header gap once the door reaches the top. The down limit tells the opener when the floor has been reached. Set that limit too high and a stripe of daylight remains.

Heat on the bottom edge

Heat under older roofs bakes each bottom seal until it cracks on these modest slab houses. Humidity then keeps the floor edge damp, so a torn flap collects grit and drags. Ordinary hardware above that seal still has to move with the door. Side streets just off US-1 hold the same closed slab floors, where the afternoon heat sits on that edge. A fresh seal quiets the light gap along the floor after the seal work.

Common questions

Why is there daylight under my garage door?

Daylight under the door usually means the bottom seal is torn, flat, or missing. A door that stops high can leave the same glow even when that edge looks whole. The visit sorts the seal from the down limit before anything is cut.

Why does the door drag on the seal?

The bottom piece may have folded, swollen, or come loose from the retainer on the door. A down limit that drives the door too far will mash a seal that used to clear. Replacing the edge and setting the close removes that drag.

Will a new seal stop water from flooding in?

A seal blocks light, dust, and a light splash where the door meets the floor. Standing water over the slab is outside what that edge can stop. Soft metal behind the bottom piece gets repaired together with that new seal.
