Weather Seal Repair in Homestead
Daylight under a Homestead door, or a torn seal the leaf has started to drag, is seal work before a new door. These openings are slab garages. Irrigation and storm water sit on the bottom edge after heavy rain, and that wetting splits rubber on a leaf that is still straight. Campbell Drive and Krome Avenue place the driveway and do not choose the failed edge. The bottom astragal, the jamb seals, and the top seal are separate parts. Soft metal behind the rubber makes the stop a panel repair.
Three edges on the slab
The bottom astragal, the jamb seals, and the top seal wear out on different schedules. A bright line across a Homestead slab is a different report from light in one corner. Note whether the rubber is split, missing, or only flat. A chewed jamb seal can often be corrected without replacing the leaf, and sections that are still straight stay. If the skin behind the rubber feels soft, describe that spot from the floor, because the panel is then the repair.
A door that stops short
A door that stops short of the floor never seats the seal, so the rubber wears on every cycle. Setting the down limit is part of the Homestead visit. Travel is adjusted until the astragal meets the slab evenly, and the track is inspected when only one side is wearing. A limit changed after a storm can leave daylight that looks like a ruined seal and is really an early stop. Mention that pattern when the rubber still looks nearly new.
Wash the seal can shed
A fitted seal sheds ordinary water, including rain blown under the door and irrigation that wets the bottom edge. It is not a flood system, and new rubber does not assign the leaf a wind rating. Water standing in the street passes an astragal. That situation is separate from a damp floor after a normal rain on a Homestead slab. Say when the slab is wet only because the street itself has flooded, and put that contrast in the note.
When the skin is soft
Soft metal under the rubber is a panel repair, usually where irrigation and storm water have rested against the skin. Fastening a new astragal to crumbled metal does not last. The bottom section is replaced when the skin has opened, and any section above it that is still straight stays. Sun on a Homestead door means the new panel will be close in color rather than invisible. The seal is fitted only once that new skin can hold the clip.
Campbell Drive and Krome
Give the cross street the way you would direct a relative, particularly off Campbell Drive or along Krome Avenue. Include which edge shows daylight, whether the leaf stops short of the slab, and whether the metal behind the rubber is solid. A photo from inside, with the door closed and the gap lit, shows the problem clearly. A door that is down and blocking nobody can go on the form. Phone if the leaf will not close, and name the street.

Common questions
Does a line of daylight mean a new door?
Light along the floor is usually a worn bottom seal or a down limit holding the leaf above the slab. A new door waits until the sections themselves are finished. A straight Homestead leaf with a torn astragal keeps its sections and gets the edge repaired.
Is soft metal under the rubber still a seal?
Rubber torn over solid metal is a seal repair. Metal that yields under a fingertip is a panel, and the seal is fitted after that section is replaced. Sections that remain straight stay on the door while the soft bottom is the piece that changes.
Can the new seal keep floodwater out?
The seal sheds ordinary rain and irrigation wash at a Homestead threshold. It is not a flood system for water standing in the street, and it does not add a wind rating to the door already hanging in the opening.
